         Das Landratsamt Rems-Murr-Kreis plant am Alten Postplatz 10 in Waiblingen den Neubau eines Büro- und Verwaltungsgebäudes. Hierzu wurde die bestehende Parkgarage rückgebaut, um an dieser Stelle ein neuer Baukörper zu errichten, der sich als städtebaulicher Akzent autark zu den Bestandsgebäuden in die Umgebung einfügt. Zur Umsetzung des Bauvorhabens verfolgt das Landratsamt das Ziel, ein nachhaltiges Gebäude mit hohem Nutzerkomfort zu errichten. Besonderer Wert wird daher auf die Aspekte Energieeffizienz, Energieversorgung, moderne Bürokonzepte und Mobilität gelegt. Das Gebäude besteht aus 4 Obergeschossen (u.a. Büro- / Besprechungsräume, Beratungsbereiche), dem Erdgeschoss (u.a. Eingangs- / Beratungsbereich), sowie 3 Untergeschossen (Tiefgarage / Technik).

         Die Bruttogrundfläche beträgt insgesamt 17 019 m2.

         Für das Planungsgebiet liegt ein gültiger Bebauungsplan vor.

         Die Objektplanung erfolgt durch Ackermann + Raff GmbH & Co. KG und die Projektsteuerung/-leitung durch die THOST Projektmanagement GmbH. Zur Umsetzung und Bewirtschaftung des neuen Verwaltungsgebäudes findet die BIM-Methode (Building Information Modeling) Anwendung.

         Die neue dreigeschossige Tiefgarage ist als Stahlbetonkonstruktion geplant. Die Decke zwischen Tiefgarage

         und den oberen Geschossen ist als 80c m starke Abfangdecke konzipiert, u m den Wechsel der

         unterschiedlichen Tragsysteme zu ermöglichen. Für die massive Kernzone in den oberen Geschossen ist eine Ausführung in Stahlbeton vorgesehen, um das Gebäude auszusteifen. Die Bereiche um die Kernzone herum werden als Holz- Hybridkonstruktion geplant. Vorgesehen ist eine Brettstapeldecke incl. Akustikfräsung mit Aufbeton sowie Holzstützen entlang der Fassade, um die Lasten abzutragen. Nichttragende Wände sind im UG gemauert in den

         Obergeschossen als Trockenbauwände und Systemtrennwände ausgebildet.

         Das Projekt NAP 10 Landratsamt Waiblingen wird nach den Anforderungen der Deutschen

         Gesellschaft für Nachhaltiges Bauen ( D GNB) n ach dem Nutzungsprofil Neubau Büro- und Verwaltung

         Version 2 018 zertifiziert. Es gilt die Qualitätsstufe 4 des Kriteriums ENV1 .2
