Für den neuen Gebäudekomplex des ehem. Schocken Kaufhauses wird eine Umnutzung der vorhandenen Flächen und der Erhalt des äußeren Erscheinungsbildes angestrebt. Einen Akzent wird der viergeschossige Neubau Hauptstraße 11 setzen. Das Gebäude Marienplatz 4 wird abgebrochen und durch einen Neubau ersetzt. Die Fassade wird fachgerecht kartiert, abgebaut und weitgehend im Bestand wieder aufgebaut.

Für die Gebäude der Hauptstraße 3 bis 9 sowie Marienplatz 6/8 ist eine denkmalgerechte Sanierung vorgesehen.

Bei den Gebäuden Hauptstraße 7/9 und Marienplatz 6/8 ist ein großzügiger Innenhof ab dem 1.OG geplant. Für die Gebäude Hauptstraße 3 und 5 sollen im Inneren die alten Strukturen erhalten bleiben und barrierefrei an das Nachbargebäude Hauptstraße 7 angeschlossen werden. Mit Zugang vom Mariengäßchen schließt sich ein Treppenhaus des Bauhaus-Architekten Bernhard Sturtzkopf an, welches erhalten und denkmalgerecht saniert werden soll.
