         De Opdracht omvat een Publiek Programma en een Privaat Programma. Een meer gedetailleerde beschrijving van (het Publiek Programma en het Privaat Programma van) de Opdracht wordt bijgevoegd in de Projectdefinitie (Bijlage 7).

         Algemeen kunnen het Publiek Programma en het Privaat Programma als volgt worden omschreven:

         - Het Publiek Programma omvat alleszins het volgende:

         • De sloop van het huidig buurthuis, ”de Kardijk”.

         • Het ontwerpen en realiseren van een nieuw buurthuis / ontmoetingscentrum

         • Het ontwerpen en realiseren van publieke parkeerplaatsen, waarvan een gedeelte bovengronds en een gedeelte ondergronds en waarbij de bovengrondse parkeerplaatsen worden ingericht met het oog op kortparkeren.

         • Het ontwerp en realiseren van een publieke fietsenstalling en straatmeubilair

         • Het ontwerp en realiseren van een openbaar plein, inclusief de aangrenzende wegenis die overeenkomstig Bijlage 3 in de Site zit vervat.

         Wat het Publiek Programma betreft, omvat de Opdracht een zgn. DB-opdracht (design-build-opdracht).

         De taken van de Architect en de Aannemer worden hierna kort geduid.

         Het Publiek Programma omvat verder een vereiste optie, te weten:

         • het volledige onderhoud van de (HVAC-)installaties in het nieuwe buurthuis / ontmoetingscentrum, gedurende een termijn van tien (10) jaar vanaf de oplevering van het nieuwe buurthuis/ontmoetingscentrum.

         De Inschrijver is verplicht om, tijdens de gunningsfase, in zijn Offerte een aanbod te doen voor deze vereiste optie.

         De Aanbestedende overheid kan navolgend beslissen om al dan niet op deze vereiste optie in te gaan, zodat de Opdracht m.a.w. kan uitgroeien tot een DBm-opdracht (design-build-maintenance-opdracht).

         - Het Privaat Programma

         De Opdrachtnemer zal –op eigen kosten en risico- instaan voor de realisatie en vermarkting van de (private) ontwikkeling van het gedeelte van de Site dat niet voor het Publiek Programma wordt benut.
