Conwy County Borough Council wishes to appoint a Multi Discipline Team to carry out redesign and remodelling works at Coed Pella Offices, Colwyn Bay, Conwy. This work will need to be undertaken in phases as the building will be occupied.

This work is to facilitate the relocation of services and accommodation currently at Bodlondeb Offices, Conwy into the one site at Coed Pella.

The Consultant will be required to take the scheme from RIBA Stage 0 through to RIBA Stage 4 for all information to be included into Tender documents ready for tendering.

Conwy County Borough Council (CCBC) wish to undertake building alterations and remodelling works to Coed Pella Offices, Colwyn Bay, Conwy as part of an overall accommodation strategy

CCBC wish to explore the development of this site in order to accommodate additional services currently undertaken at Bodlondeb Offices, Conwy.

The existing office building is to have sections of the offices remodelled and refurbished in order to provide offices, welfare facilities, ancillary rooms, Committees and Councillors accommodation and a Council Chamber. Alterations to existing office accommodation in order to increase utilisation of Office space. The remodelling is to integrate the new layout into the existing style and mechanical and electrical services. The work are also to accommodate the bespoke functions currently undertaken at Bodlondeb Offices. Works are to be undertaken in phases while the building is occupied and this will restrict areas of the building that will be vacated in order to facilitate the works.

CCBC have engaged AHR Architects Ltd, to carry out an initial design & spatial planning exercise. The output of this work is to be used as a benchmark for the multi-disciplinary team to work from, and is appended to this specification.

Coed Pella Offices (the site) is located in the town centre of Colwyn Bay with pedestrian access to the main entrance off A547 Conway Road (main street) and vehicular access to the rear of the building off Lansdowne road into a multi storey car park. There is also limited on street parking to the curtilage.

The offices are located in a residential and commercial area with a small gardens and some shops close by. Rydal School is also close by.

The impact of the proposed works on the neighbouring properties will need to be managed.

A high level cost estimate for the works is £1,693,000. The design works are to be undertaken bearing in mind these budget constraints.
