         La SEM Eurométropole Metz Habitat (E.M.H.) va transformer le secteur Cœur Patrotte en intervenant sur 3 immeubles totalisant 349 logements, et sur leurs abords. Les opérations prévues sont :

         - La réhabilitation et la résidentialisation du 1 rue Paul Chevreux (99 logements)

         - La réhabilitation et la résidentialisation d’une partie du 3 rue Paul Chevreux (90 logements)

         - La démolition du reste du 3 rue Paul Chevreux (70 logements)

         - La démolition du 3 rue Théodore de Gargan (90 logements)

         Leur passation est prévue sous la forme d’une Conception-Réalisation, avec un groupement unique en charge de l’ensemble des opérations, en phase conception et en phase réalisation.

         L’opération s’inscrit dans le cadre du Nouveau Projet de Renouvellement Urbain (NPNRU) de Metz Métropole, avec une décomposition par famille d’opération (DM / RH / Résid) et par adresse.

         L’opération vise à transformer l’ensemble du quartier en associant démolition, réhabilitation et résidentialisation. Les travaux prévus à ce jour ne sont pas définitifs et sont les suivants :

         Travaux prévisionnel de résidentialisation (1 et 3 rue Chevreux):

         - Création d’espaces de stationnement privatifs et sécurisés en pieds d’immeubles à acquérir

         - Mise en place de clôtures avec maintien d’un accès piéton ouvert jusqu’en pied d’immeubles

         - Mise en place de conteneurs enterrés pour la collecte des déchets

         - Construction d’abris deux-roues sécurisés

         - Traitement des halls d’entrée et de leurs abords (Visiophonie, Eclairage extérieur etc..)

         Travaux prévisionnel de réhabilitation (1 et 3 rue Chevreux):

         - Isolation thermique de l’ensemble de l’enveloppe

         - Remplacement des fenêtres et portes fenêtres

         - Traitement des coursives et balcons (sécurité, pérennité, esthétique)

         - Remplacement complet des réseaux plomberie/chauffage et comptage individualisé

         - Travaux sur réseaux électriques et VMC

         - Autres travaux de rénovation (garages, cages d’escaliers, logements vacants et occupés…)

         Travaux prévisionnels de démolition (3 rue Chevreux et 3 rue Gargan) :

         - Déconnexion des réseaux

         - Désamiantage complet

         - Déconstruction avec enjeu environnemental et de limitation des nuisances
