The City of Abbotsford is issuing a Notice of Planned Procurement to advise potential Developers that the City plans to conduct a procurement process for City of Abbotsford - Civic Precinct
Land Assembly Development Opportunity.
The City of Abbotsford is pleased to present an exclusive partnership opportunity to redevelop the Tims Block, an assembly of 10 City-owned properties located in the Civic Precinct at the heart
of Abbotsford City Centre.
The area where the site is located benefits from strong socio-economic factors including population growth, employment base, proximity to amenities and transit, along with household income,
which are anticipated to support rental rates and low vacancy for this location.
The City’s focus for the Civic Precinct is to have a more populated, attractive, and walkable neighbourhood at the heart of the urban area. To that end, the Tims Block is envisioned as a
multi-unit residential rental development including a number of below-market units, with the potential for a mixed-use commercial component. To contribute positively to the Civic Precinct and
City Centre area, the Tims Block will demonstrate a high standard of architectural design.
The City’s development partner will fund and facilitate construction of the development and management of rental units and tenancies during the term of the ground lease, with the City
contributing up to $4 million toward DCCs, CACs, and ACCs to support the development.
