Mittels dieses Verhandlungsverfahrens soll nun ein Totalunternehmer gefunden werden, der – aufbauend auf einer funktionalen Leistungsbeschreibung – einen Lösungsansatz entwickelt, diesen weiterplant, alle erforderlichen behördlichen Bewilligungen erwirkt sowie die zugehörige bauliche und technische Umsetzung ausführt und fachlich begleitet.

         Im Leistungsumfang sind grundsätzlich sämtliche Totalunternehmerleistungen, die zum Gelingen des Projektes erforderlich sind, enthalten.

         Dies betrifft einerseits alle für das Projekt noch erforderlichen Planungs- und Konsulent:innenleistungen, die sich grundsätzlich an den von der Bundeskammer der ZiviltechnikerInnen empfohlenen einschlägigen Leistungsmodellen 2014 der Technischen Universität Graz orientieren. Diese umfassen insbesondere folgende Fachgebiete bzw. Leistungsmodelle: LM.GP, LM.OA inkl. Einrichtung, LM.FA, LM.TA; LM.TW, LM.BP, LM.BKG für die Leistungsphasen LPH1 Grundlagenanalyse bis LPH9 Objektbetreuung.

         Zu den Totalunternehmer:innenleistungen zählt andererseits auch die gesamte bauliche und (haus)technische Errichtung des Kindergartens und dessen Außenanlagen inkl. Baureifmachung und Aufschließung.
