Tenders are hereby requested for the appointment of a conveyancer to register property for a period of three (3) years as specified in the bid document. Technical specifications: Transfer of 60 state-financed pre-1994 and RDP houses in Ashton, Bonnievale, Montagu and Robertson for a period of three years. 1. Attorneys’ responsibilities: The appointed attorney/firm will be responsible for handling the transfer process of 60 pre-1994 and RDP houses located in the towns of Ashton, Bonnievale, Montagu, and Robertson. Responsibilities include: 1.1. Compilation of transfer documentation for 60 properties: - Power of attorney, - Declaration by purchaser documentation (TD2), - Declaration by seller documentation (TD1 / deed of sale), - Title deeds, - Transfer duty and tax clearance certificates, - Communication with all relevant and affected parties, - Submission of transfer documents to correspondents for lodgement at the Deeds Office, - Monthly progress report confirming registered properties as of the last day of each month. 2. Municipality’s responsibilities: The Municipality’s Housing Section will be responsible for: 2.1. Signing and provision of documents: - Signing of deed of sale contracts, - Signing of declaration by purchaser (TD2), - Provision of identity and marital status documentation of purchasers, - Provision of tax clearance and valuation certificates. 2.2 Financial Responsibilities: • The Municipality will cover the transfer cost, up to a maximum of R3500.00 per contract, upon: - Successful registration of the property in the name of the purchaser(s), - Submission of a valid invoice on a monthly basis.
