         Die Stralsunder Wohnungsbaugesellschaft mbH beabsichtigt derzeit die Grundsanierung und Modernisierung des Wohngebäudes Leo-Tolstoi-Weg 16a – 18b in Stralsund. Die geplanten Maßnahmen umfassen den Umbau des Mehrfamilienhauses von 42 auf 37 Wohneinheiten und die Montage von 4 innen liegenden Aufzügen mit jeweils 6 Halten. Die Sanierungsarbeiten sind bereits weitreichend strukturiert und bis zur Leistungsphase 2 vorgeplant. Es ist daher beabsichtigt, die erforderlichen Planungsleistungen der Leistungsbilder:

         - Objektplanung Abschnitt 1 – Gebäude und Innenräume, Leistungsphasen 3 – 9 gem. §§ 33-37 HOAI

         - Freianlagen, Leistungsphasen 3 – 9 gem. §§ 38-40 HOAI,

         - Technische Ausrüstung, Anlagengruppen 1-6 Leistungsphasen 1 – 9 gem. §§ 53-56 HOAI sowie

         - Gutachter für Schad- und Gefahrenstoffe

         als Gesamtauftrag im Rahmen eines offenen Verfahrens gem. § 15 VgV zu vergeben.

         Um die geplanten Maßnahmen realisieren zur können, bedarf es folgender Arbeiten:

         − die komplette Entkernung des Gebäudes, einschließlich der techn. Anlagen bis an die Grundleitungen,

         − das Herunterschneiden und Verbreitern der Balkontüren,

         − die Grundrissänderungen gemäß Vorplanung,

         − das Errichten von 4 innenliegenden Aufzugtürmen mittels Mauerwerks,

         − das Vergrößern der Treppenhausfenster,

         − das Anpassen von Tür- und Fensteröffnungen,

         − die Montage eines WDVS,

         − die Erneuerung der Dämmung im Drempelgeschoss,

         − die Montage einer Kellerdeckendämmung,

         − das Erneuern der Balkonbrüstungen, einschließlich des Zurückschneidens der Betonauflager,

         − das Verlegen von Zementestrich,

         − das Erneuern der HLS-, Elektro- und Multimediainstallation,

         − die Montage bodengleicher Duschen,

         − die Erneuerung aller Fenster- und Türelemente gemäß EneV,

         − die Umgestaltung der Außenanlagen straßenseitig mit Rampen zur Erreichung eines barrierefreien Zugangs,
