         Dialogue compétitif pour marché de maîtrise d’œuvre pour l’aménagement urbain de l’ilot SEMARD et la construction d’un ensemble immobilier comportant environ 80 logements avec une marge d’appréciation fixée à – ou + 10% et environ 400 m² de commerce.

         La commune de BOUCAU poursuit un projet global de renouvellement urbain dans le quartier du Bas Boucau depuis plus d’une dizaine d’année. Le secteur SEMARD s’insère dans cette dynamique et ouvre une nouvelle phase opérationnelle avec l’ambition de caractériser la place Pierre Sémard comme place du centre-ville.

         L’EPFL PAYS BASQUE réalisera le portage foncier du projet.

         L’Office 64 réalisera des logements locatifs sociaux seniors ainsi que des logements en accession sociale en BRS. Le COL réalisera des logements en BRS et des logements à prix abordable. Des commerces sont souhaités en rez-de-chaussée pour animer la place. À ce jour, la répartition des logements BRS entre les deux partenaires n’est pas arrêtée.

         ESQ+APS+APD+PRO+PC+ACT/DCE+ EXE partielle (structure/fluides/VRD) VISA partielle avec étude de synthèse +DET+AOR+ gestion période GPA ainsi que cela est précisé dans les pièces contractuelles.

         La mission de base sera complétée par la mission commercialisation (COM) et la mission d’ordonnancement, coordination et pilotage du chantier OPC.
