The SAM Advertisement published under solicitation reference number 57-36027-23-FS, dated 10/10/2023, and further modificed by SAM Advertisement Modification 1 dated 11/28/2023, and SAM Advertisement Modification 2 dated 01/18/2024, and deleted and replaced by solicitation reference number 57-36027-25-FS by SAM Modification 3 dated 10/08/2024, is hereby modified to extend the due time and date for expressions of interest from 4:30 PM Eastern, Wednesday, November 6, 2024 to 4:30 PM Eastern, Wednesday, November 20, 2024. All other aspects of the advertisement modified under SAM Modification 3 remain unchanged.

The SAM Advertisement published under solicitation reference number 57-36027-23-FS, dated 10/10/2023, and further modified by SAM Advertisement Modification 1 dated 11/28/2023, and SAM Advertisement Modification 2 dated 01/18/2024, are hereby deleted in their entirety and replaced with the following in order to change square foot requirements, provide language clarification throughout the advertisement for a clearer understanding in the market, and to replace the previous USDA Contracting Officer and USDA Realty Specialist:
Department of Agriculture (USDA) seeks to lease the following space:
State: New York
County: Dutchess
City: Millbrook

North: Highway 199 to Winchell Mountain Road
East: Highway 44 to Highway 343 (Highway 22)
South: Highway 343 to Highway 82 to Highway 72 to Highway 115 to Highway 41
West: State Route 9
Minimum Square Feet (SF) (ABOA): 2,624 ABOA SF Minimum
Maximum Square Feet (SF) (ABOA): 2,755 ABOA SF Maximum
Rentable Square Feet (RSF): Not to exceed 3,148 RSF
Space Type: General-purpose office and related space
GOV Surface/ Outside Reserved Parking Spaces: Three (3) reserved, on-site surface parking spaces for official government vehicles owned or leased on behalf of the Government or privately owned vehicles designated for official use in performance of the government’s mission.
Producer/ Visitor Surface/ Outside Reserved Parking Spaces: Six (6) on-site surface parking spaces for privately owned producer and/or visitor parking. The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building(s), structure(s), and/or tenants’ usage. Parking shall be within a maximum walking distance of 300-feet of the public entrance of the building. One (1) of the producer/visitor surface parking spaces shall be large enough to accommodate large, oversized, farm-type vehicles with trailers. The spaces should be in addition to the pull-through parking requirements.
Employee Surface/ Outside Non-Reserved Parking Spaces: Five (5) non-reserved parking spaces for privately owned government employee use. These parking spaces shall either be “on-site” or “off-site” not exceeding a walkable ¼ mile (1,320 feet) of the employee entrance of the building.
Full Term: Up to twenty (20) years full (240-Months)
Firm Term: Ten (10) years firm (120-Months). The firm lease period shall be made effective with a final lease amendment establishing full beneficial occupancy following the government’s acceptance of any potential space in accordance with any final, negotiated, lease contract.
Termination Rights: 120-days’ in whole or in parts after expiration of the firm lease term.
Option Term: None
Tenant Improvements: Pre-Award Lessor-Prepared Design Intent Drawing (DID) Workshop; Turnkey Tenant Improvements
