Description

General Services Administration (GSA) seeks to lease the following space:

State: NE

City: Omaha

Delineated Area:

North – Highway 75 and Binney Street to N. 14th Ave to Locust Street to E. Locust Street to N. 23rd Street E.

East – N. 23rd Street E. to Avenue G to N. 25th Street E. to the Missouri River to Hickory Street.

South – Hickory Street to S. 5th Street to Hickory Street to S. 10th Street to Martha Street to Highway 75/Freeway 480.

West – Highway 75/Freeway 480 to Highway 75 to Binney Street.

Minimum Sq. Ft. (ABOA): 88,344

Maximum Sq. Ft. (ABOA): 92,761

Additional Requirements:

  • This requirement is for a federal law enforcement agency that has approximately 150-200 visitors upon opening each day.
  • Must be capable of meeting Facility Security Level 3 standards.
  • Separate entrances for staff and visitors are required.
  • Space must be contiguous and capable of accommodating a minimum of 9-foot ceiling.
  • Space below grade will not be considered.
  • Must be within ½ mile of public transportation.
  • Cannot be located near railroad tracks, tattoo parlors, bars, place of worship or daycare facilities.
  • If columns are present within space, minimum 25-feet space (on center) is required and column furring cannot exceed 12-inches on any side.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
