Base Contract: The Contractor shall provide all supervision, labor, materials, and equipment the renovation Work at B-1376 and B-1297 as described in the attached Plans and Specifications

Option #1: The Contractor shall provide all supervision, labor, materials, and equipment for a 90 ton rental chiller for installation at B-1376 for the 2025 cooling season.

Option #2:The Contractor shall provide all supervision, labor, materials, and equipment for the Installation of a Radon Mitigation system at B-1297

Description of Work:

B1297

Renovations of an existing space in Building 1297 is also included in the project, to serve as a swing space for the temporary relocation of children during the phased construction of the Building 1376 CDC. Work at B1297 will be built first. The scope of work in Building 1297 includes the following:

New exterior roof access ladder on the south-east corner of the building.

Remove door frame at closet with sink (existing on the east wall). Remove the closet wall (left side of sink) north of sink. Provide a new ceiling in the former closet.

Remove the fake fireplace and make the wall where the fireplace used to be 4 7/8” thick of gypsum board on this wall (including all the switches and outlets). Provide a new gypsum board ceiling for this new area created in the room.

Prime and paint all walls, ceilings, doors and door frames.

Existing two doors accessing the room from the north will require power and a key FOB entry system to operate with the existing FOB entry system used for the exterior access doors into the building and B1376 & B1297. New doors and frames will be required. Under cut existing double doors leading to the remaining closet.

New lock on kitchen door.

Replacement of exterior aluminum door with heavy duty commercial aluminum door including a new

overhead canopy to protect against wind driven rain. Provide an automatic door opener and hold open in case of emergency/ fire alarm event.

Provide a new exterior landing the full width of the passage, in front of the new aluminum door, and at

the same elevation as the interior finish floor with a ramp that extends beyond the building’s corner.

Patch existing floor where walls and hearth stone have been moved.

Provide new radiator covers.

Provide new rubber flooring over the existing ceramic floor for the entire room.

Provide a radon mitigation system as a separate bid item.

All work to be performed at night, weekends, or holidays.

B1376

Replacement of all architectural interior finishes: linoleum, carpet, wall bases; cabinetry including

countertop, sinks and faucets, and built-in millwork. Existing doors will be refinished along with all wood windowsills. Door hardware will be replaced as required along with providing new finger guards at all doors in the facility on both the push and pull side of doors. All walls in the facility will be repaired, patch/sand, prime and paint. Existing blackboard painted wainscot in corridor to be repainted with same color wall paint. Provide bottom galvanized black PVC coated rail at exterior fence around all playgrounds.

The project also addresses ceiling work including relocating fiberglass insulation above the ceiling tiles; provide new suspended acoustic ceiling tiles and grids and some gypsum board ceilings; provide new wall and door for new office; replacement to all ventilation and air conditioning (HVAC) diffusers and return grills; removal and replacement of all light fixtures and light controls with LED lights and wired motion detector light controls. The existing fire alarm system will be replaced with a new combined fire alarm and mass notification system with radio connections to dispatch and wide area mass notification system commander.

Existing AV equipment will remain and should be protected during construction.

Demolition of existing air-cooled chiller, provision of an air-cooled chiller, connection to the existing direct digital controls (DDC) network, piping, insulation, electrical, glycol, and related work. No chiller work permitted between 01 May to 31 October. Provide temporary chiller as a separate bid item.

Removal of two existing Outside Air Dampers and Installation of four new Outside Air Dampers including actuators, connection to the existing DDC system and other required ancillary components.

Addition of air supply from the VAV box described later herein including balancing and other required tasks.

Provide installation of four new dampers and modulating actuators in existing ducts.

Inside the building work restrictions: Government will provide one classroom at one time for work. All interior construction work outside of the allowed designated spaces (1 classroom at one time) to be performed at night, weekends, or holidays.
