Description

General Services Administration (GSA) seeks to lease the following space:

State: FL

City: Heathrow/Lake Mary

Delineated Area:

North: Beginning at Route 429 and Longwood Markham Road. E on Route 429/Route 46

East: South on Martin Luther King Jr. Boulevard to S Florida 417. S on S Florida 417 to Highway 17/N Orlando Avenue to Lake Avenue/E Kennedy Boulevard.

South: W on Lake Avenue/E Kennedy Boulevard/W Kennedy Boulevard to W State Road 434.

West: N on W State Road 434 to I-4 Express Toll Road. N of I-4 Express Toll Road to W Lake Mary Boulevard. W on W Lake Mary Boulevard to N on Markham Woods Road. W on Markham Road to N on Longwood Markham Road.

Minimum Sq. Ft. (ABOA): 23,250

Maximum Sq. Ft. (ABOA): 24,250

Additional Requirements

  • Space must be contiguous on one or multiple floors.
  • Offered space must be available 24 hours a day, 7 days a week, and 365 days a year.
  • Offered space must be located on the second story, or higher. First floor space is acceptable under the following circumstances:
    • Tenant agency is the sole tenant.
    • 20’ setback (fence meeting DEA specifications may be required).
    • Blast film on exterior windows/doors may be required.
  • Offered space must not be located above a drive-through.
  • Crash rated planters or crash rated bollards to prevent vehicles from crashing into the building may be required based on security review.
  • A sally port, loading dock, private stairwell, or elevator must be available for prisoner transport. In a multi-tenant building, where a private elevator is not possible, tenant agency must be able to secure and control the elevator during prisoner transport.
  • The following entities must not be collocated within the offered building:
    • Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements.
    • Private firms whose primary clientele are involved in or have ties to criminal elements.
    • Agencies providing probation and/or parole services.
    • Agencies providing drug abuse counseling/rehabilitation programs.
    • Agencies providing social services.
    • Halfway houses.
    • Residential units.
  • Building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to:
    • A Drug-free zone.
    • Schools.
    • Areas where drug activities are prevalent.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
