The scope of this project includes the renovation of one Duplex unit that comprises of two 3-bedroom apartments, boiler room, garages, and back deck. It has previous water damage and has been uninhabitable. We are seeking to restore it back to livable conditions which includes all major work items associated with such a task. The itemized list of work items will be detailed in the full solicitation packet.

Location and Facilities: Thorne Bay Ranger District compound is located at 1312 Federal Way, Thorne Bay, AK 99919. Thorne Bay is located on Prince of Wales Island in Southeast Alaska and is accessible by the Inter-Island Ferry Authority from Ketchikan, or air service from Ketchikan.

The selection process, and evaluation criteria to be addressed, will be outlined in the forthcoming solicitation. The solicitation will be available for download exclusively via https://www.sam.gov on or about 05/04/2023. Paper copies of the solicitation will not be issued. The Government intends to award without discussions, however, reserves the right to conduct discussions should it be deemed in the Government’s best interest.

One Firm Fixed-Price (FFP) contract will be awarded. The contract period of performance will be approximately July 2023 – September 2024.

The magnitude of this construction project is between $500,000 and $1,000,000. All offerors will be required to provide a Bid Bond (20%) with their proposal submission. Performance and Payment Bonds (100% each) will be required of the successful awardee.

Note: Per FAR 52.204-7(b)(1), System for Award Management (SAM), an Offeror is required to be registered in SAM when submitting an offer and shall continue to be registered until time of award, during performance, and through final payment for any contract resulting from this solicitation. Information on registration may be obtained via: https://www.sam.gov. All Offerors must complete the electronic version of the Representations and Certifications in the SAM system.
