Scope: Professional Scope of Work - Quantity Surveyor (Pr QS): The Quantity Surveyor shall undertake the following professional services: 1. Stage 1 - Inception: Initial cost advice, feasibility analysis, and project brief; 2. Stage 2 - Concept & Viability: Preliminary estimates, cost planning, and financial viability reports; 3. Stage 3 - Design Development: Refined cost plans, input into design team coordination, and financial control strategies; 4. Stage 4 - Documentation & Procurement: Preparation of Bills of Quantities, pricing documents, and tender documentation; 5. Stage 5 - Contract Administration & Inspection: Valuations, payment certificates, cost monitoring, variation orders, and financial reporting; 6. Stage 6 - Close-Out: Final accounts, financial closure, and project completion reporting. Professional Scope of Work - Principal Agent: In addition to Quantity Surveying services, the appointed professional will serve as Principal Agent under the JBCC Agreement, responsible for: • Acting on behalf of the client as the client’s representative in all contractual matters; • Coordinating communication between the client and contractor; • Issuing instructions, variations, and certificates in terms of the contract; • Monitoring contractor performance against programme, quality, and cost requirements; • Managing disputes, claims, and contractual obligations; • Ensuring smooth project handover and close-out in line with requirements.
