Description

Roof replacement at Prince Rupert Government of Canada Building, includes, but not limited to:

All disruptive work (including but not limited to, noise, dust, equipment shutdown, hazmat abatement, etc.) must be scheduled afterhours.

- Remove and replace mechanical units as noted in the mechanical design documents. There are two roof top mechanical units that are to be removed/lifted and re-installed upon completion of the work. Refrigerant from roof-top mechanical units is to be removed and properly disposed of prior to decommissioning. Halocarbon management forms included within are to be completed.

- Remove all existing roofing system materials and auxiliary components down to the existing concrete and wood decks as shown on the drawings. Refer to Drawings for composition of existing roofing system. Remove all loose and deteriorated material from deck surfaces and upturns. Store the following existing materials for re-use. Ensure that materials are stored above roof surface,
secured against wind, not overloading the deck, and protected to prevent deterioration until re-use. Guard-rails: A protection board is to be installed under the railing plates so they are not in direct contact with the waterproofing membrane.
Concrete surface preparation to include the removal of existing primer exposing the concrete deck. Perimeter parapets to be built up as per Drawings. Install a new 2-ply SBS roofing system as per Drawings. Provide for a 10-Year Roofing Contractors Association of British Columbia (RCABC) for the new roof membrane assembly.

- Metal Flashing: Install new metal cap and counter flashings to conceal and protect all membrane flashings per Sheet Metal Flashing section of this Specification and Drawings. Remove and discard existing spun copper roof drains. Provide for new cast sump drains complete with cast drain guards, clamping rings, fasteners etc. as required and approved by Consultant. All new fasteners to be stainless steel. New drains and a full slope package are to be installed as shown on the Drawings to alleviate ponding water. Provide for the drains and drainpipes below the roof decks to be insulated. Provide for drain scuppers complete with clamping collars at roof areas indicated on Drawings.

- Parapet Transition: Extend membrane flashings up and over the parapets per Drawings. Roof Penetrating Flashings: Extend membrane flashings over primed flanges. Provide for PMMA liquid membrane flashings around base of flashings as per Drawings.
