The scope of work for the Alex Walker Tower – Five Suite Renewal Project encompasses the complete interior refurbishment of units 209, 304, 305, 1401, and 1406. Work includes the full
demolition and replacement of kitchens, bathrooms, flooring, doors, lighting, finishes, and associated mechanical and electrical components, ensuring all installations comply with current codes
and Silvera for Seniors’ quality standards. As these facilities are occupied, the contractor must coordinate closely with Silvera to minimize disruption, maintain safe working conditions,
adhere to strict asbestos-abatement protocols where applicable, and manage all waste independently of Silvera’s disposal systems.
Each suite renovation involves converting existing tub assemblies to acrylic shower systems with new tile surrounds, grab bars, valves, fixtures, exhaust fans, vanities, countertops,
accessories, and comfort-height toilets. Kitchens require removing all millwork and installing custom cabinetry, quartz countertops, double sinks, faucets, under-cabinet lighting, new range
hoods, and a tile backsplash. The scope also includes full-suite flooring replacement with coved resilient sheet goods, bathroom-rated flooring, drywall repair, and repainting of all surfaces
with specified coatings. Additional tasks include replacing light fixtures throughout, upgrading electrical devices and GFI protection, repairing or replacing heating cabinet covers and zone
valves, installing new window shades, and ensuring all plumbing fixtures and windows operate properly. Upon completion, each suite must be professionally cleaned and delivered ready for
occupancy.
The contractor is responsible for obtaining all required permits, submitting a construction schedule, maintaining daily sign-in/out procedures, and protecting existing building systems. Any
damage to building property must be repaired at the contractor’s expense. All work must be completed within 8–10 weeks, in accordance with Silvera’s safety protocols, quality
expectations, and documentation requirements.
