Description

Scope of Work/Overview:
In particular, the work includes, but is not necessarily limited to the following:

  • Erect temporary roof safety railings at all work locations around the perimeter of the roof in accordance with Section 02 41 13 – Selective Site Demolition.
  • Work shall include the installation and maintenance of hoarding, protection &construction signage at the work area as per all applicable codes/regulations.
    It is the Contractor’s responsibility to ensure these areas are fully protected and watertight to ensure public safety in order for these areas to remain fully operational during this repair/replacement work.
  • It is the Contractor’s responsibility to ensure that the work area is watertight at all times. Contractor to install all protective measures deemed necessary to prevent water infiltration into the building during construction.
  • Ensure all Plumbing, HVAC and associated mechanical and electrical systems are protected during the work. Protect or disconnect, remove, store for reuse and reconnect existing conduits, cables, wiring, insulated piping, gas lines and similar items to permit roof replacement/repair, membrane and sheet metal flashing installation and sleeve flashing installations, in accordance with Section 220500

    a. Contractor to coordinate the Tapered insulation crickets, Curbs heights, and supports with the accurate sizes/locations of the new mechanical equipment.
  • b. The existing rooftop units utilize R-410A refrigerant, which has been banned for production or import in Canada under the Montreal Protocol. R-410A has a high potential to accelerate global warming.
    Removal, modification and/or movement of the rooftop must take all necessary precautions to avoid leaking

    c. Awarded contractor is to engage a licensed ODP Technician in the Province of Ontario to oversee movement/hoisting of existing HVAC units to accommodate roof replacement. The license is to be provided to the Departmental Representative prior to engaging in construction activity. The licensed ODP technician is certified to carry out work the awarded general contractor cannot; i.e. any service to the refrigerant containing units, any work involving impacts to refrigerant in the units, and is the appropriate personnel to advise if leak testing is required on these units prior to placing them back into service.

    d. All leaks regardless of size (amount released) must be immediately reported to BGIS Project Manager and Environmental representative in writing. It must also be reported verbally to the Maintenance Team Lead or designate onsite prior to leaving the building. This includes releases
    where the quantity of refrigerant released is unknown pending further investigation, recovery of refrigerant or other Service.

    e. While not anticipated to occur, if there is the unexpected impact to any piping, the awarded consultant and contractor must ensure there are no points of stagnant water based on the PWGSC Guideline MD15161, Addendum C -Control of Legionella in Mechanical Systems.
  • Provide a disposal bin adjacent to the roof area, to dispose of all debris, material etc. Provide all necessary disposal chutes, cranes and/or overhead/building protection required to facilitate disposal of material from the roof to the disposal bins. Perform this work in accordance with Section 02 41 19.13 – Site selective Building and Section 02 41 13 – Selective Site Demolition.
  • Provide protection to ventilation openings located on the roof from fumes, dust and debris generated by re-roofing operations as directed by the Consultant.

Event Note

Proponents are to meet at the Front Lobby of the Building and are to ensure that they register their name and title as well as their company name with BGIS.

Bidders are advised that there will be an OPTIONAL site visit to be held on the date and times specified within the item 2.6.15 in the ITT document. A maximum of one representative of each Bidder, or its authorized representative is permitted to attend the OPTIONAL site visit. Attendees will meet the BGIS representative at the 1032 Highway 16, Prescott, Ontario. Bidders are advised that they must preregister via email, and on behalf of their authorized representative including sub-contractors, to the procurement specialist named in this ITT (rajesh.gupta@bgis.com) by the date indicated in item 2.6.15 (May 7, 2025 before 2:00 pm) to be authorized to access the site. Failure to register may result in the Bidder’s representative being refused access to the site. BGIS will contact all Bidders that register and confirm the site visit time in the case when there are multiple site visit times. For mandatory site visits, Bidders are only required to attend one scheduled site visit to be eligible to bid. Bidders will be notified of any changes to the date of the site visit by Addenda. Bidders cannot use a representative from another Bidder as its authorized representative to attend the site visit.
