Request for Information

Responses are invited for the provision of leased office accommodation for the below requirement:

Premises to include circa 450 square metres (sqm) of ground floor net lettable area (NLA)* and must be suitable for customer service delivery.

Site must be located within Brunswick Heads NSW, or surrounding localities as depicted in the attached Location Map.

Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.

Lease term:

Preference for Seven (7) years, with two (2) options of three (3) years each.

Lease and operational commencement no later than 1 December 2027 with early access on 1 September 2027.

Minimum Thirteen (13) car parking bays with one (1) having dedicated EV charging points.

Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019) and building to address Services Australia Base Building Brief - Revision A May 2024

DDA compliant. Building classification to be suitable for office accommodation including customer service delivery.

24/7 security and staff access.

Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero in Government Operations Strategy including a 5.5 NABERS Rating, all electric building with space for Solar Panels for the tenancies use.

Note: The proposed area may be altered by plus or minus 10% at the agency’s discretion.
