Responses are invited for the provision of leased office accommodation for:

Premises ranging from 720 to 850 square metres NLA on the ground floor. Premise must be suitable for customer service delivery. The proposed area may be altered by plus or minus 10% at the agency’s discretion.

Site must be located within the suburb of Capalaba QLD and including the surrounding suburbs of Thorneside, Wellington Point, Birkdale, Alexandra Hills, Ormiston, Sheldon, Thornlands, Victoria Point, Mount Cotton and Redland Bay and surrounding localities as depicted on the Location Map. (see Tenderlink).

Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.

Lease term:

Preference for Seven (7) years, with two (2) options of three (3) years each.

Lease and operational commencement no later than 30 November 2026.

Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019).

Building classification to be suitable for office accommodation including customer service delivery.

Building Energy Efficiency Certificate is required for premises over 1,000m².

Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero in Government Operations Strategy.
