Request for Information
Responses are invited for the provision of leased office accommodation for:
Premises ranging from 850 to 2,550 square metres NLA (see options). Premise must be suitable for customer service delivery. See options below.
Three options will be considered:
Option 1: Approximately 850-950m2 of ground floor NLA suitable for customer service delivery with 4 x secure car parks including 2 EV Chargers
Option 2: Approximately 1,600-1,800m2 of office accommodation with 4 x secure parks including 2 EV Chargers
Option 3: Approximately 2,350-2,550m2 to accommodate Options 1 and 2 within the same building
The customer service delivery component must be located on the ground floor or the ground floor component of the premise must have a minimum net lettable area of 850 square metres.
The proposed area may be altered by plus or minus 10% at the agency’s discretion.
Site must be located within the suburbs of Morwell and Traralgon, Victoria as depicted on the Location Map (see Tenderlink).
Premises will ideally be situated close to commercial and retail precincts with good access to public transport and carparking.
Lease term:
Preference for Seven (7) years, with two (2) options of three (3) years each.
Lease and operational commencement no later than 1 January 2026.
Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019)
Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero Strategy
