Request for Information
Responses are invited for the provision of leased office accommodation for any of the 3 scenarios outlined below:
Scenario 1)
Premise ranging from 4,500 to 5,500 square meters (sqm) of net lettable area (NLA). The proposed area may be altered by plus or minus 10% at the agency’s discretion.
Site must be located within Osborne Park, WA or surrounding localities as depicted in the attached Location Map.
Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.
Lease term:
Preference for Ten (10) years, with two (2) options of three (3) years each, subject to commercial negotiations.
Lease and operational commencement no later than 1 April 2027 with early access from 1 January 2027.
Minimum of Eight (8) secure carparking bays with a dedicated electric vehicle (EV) charging point. Additional staff carparking would be Highly Desirable.
Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019) and building to address agency’s Base Building Performance Specification version 4.2.
Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero in Government Operations Strategy including a 5.5 Star NABERS Rating, all electric building with space for Solar Panels for the tenancies use.
Building Energy Efficiency Certificate is required for premises over 1,000m².
Additional requirements below:
· DDA compliant with 24/7 security and staff access
· Goods Lift
· Provisions for End of Trip facilities
· Air-conditioned and sufficient natural lighting
Scenario 2)
Premise ranging from 650 to 750 square meters (sqm) of net lettable area (NLA) on the ground floor. Premise must be suitable for customer service delivery. The proposed area may be altered by plus or minus 10% at the agency’s discretion.
Site must be located within the suburb of Innaloo, WA or surrounding localities as depicted in the attached Location Map.
Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.
Lease term:
Preference for Seven (7) years, with two (2) options of three (3) years each, subject to commercial negotiations.
Lease and operational commencement:
Option 1: 30 September 2025 with early access from 1 July 2025
Option 2: 30 September 2028 with early access from 1 July 2028
Minimum of One (1) secure carparking bay with a dedicated electric vehicle (EV) charging point.

Site must be located within Osborne Park, WA or surrounding localities as depicted in the attached Location Map.
Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.
Lease term:
Preference for Ten (10) years, with two (2) options of three (3) years each, subject to commercial negotiations.
