Exceptional Leasing Opportunity: Modbury, SA

Invitation to Express Interest

Expressions of interest are invited for the provision of leased office accommodation for:

· Premises ranging from 1350 to 1450 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.

· The premises must be located on the ground floor or the ground floor componenet of the premised must have a minimum net lettable area of 1000 square metres.

· The premises must have a minimum of four (4) secured and covered car parking bays.

· Site location parameters:

o must be within Modbury, SA

o within commercial and retail precincts with good access to public transport and car parking;

· Lease term of either:

o seven (7) years, with two (2) options of three (3) years each; or

o ten (10) years, with two (2) options of three (3) years each;

· Be existing or a build in progress that can meet stated timeframes;

· Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)

Note: The area may be altered by plus or minus 10% at the agency’s discretion.

Conditions for Participation:

The Building Code 2016 (or, if the Building Code 2016 no longer exists, any code which has replaced it) applies to this project.

The Australian Government Building and Construction WHS Accreditation Scheme established by the Fair Work (Building Industry) Act 2012 (Cth) (Scheme) may also apply to this project. If the Scheme applies, it is a requirement of this project that persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out. Further information about the Scheme and whether it applies to the project is included in the Project Documents.
