General scope: UNON is seeking a skilled and qualified General Building Contractor for the refurbishment and extension works in the Recreational Centre and its surroundings in the UNON
Complex, Gigiri, Nairobi, Kenya. The works will be executed in phases, yet to be determined, over a period of approximately eighteen (18) months, being the tentative starting day the 1st
of March 2024. The purpose of the project is to extend the program of the building, upgrading the current sport facilities and introducing new dedicated events space, with intervention
both within the existing building and in the outdoor areas within the site. Indoor works: The main building was constructed in the early 2000’s and consists of three storeys, with the
following approximate areas (GIFA): the upper floor where the main entrance from the complex is located (ground floor) is 865 m2, the lower floor (semi-basement 01) is 1036 m2 and the
lowest floor at the swimming pool level (semi-basement 02) is 78 m2. The works are mainly of refurbishment and renovation in different degrees depending on the area, but there are also
some minor extensions. In the upper floor the area (GIFA) is extended in different areas by approximately 58 m2 and in the lower floor by approximately 26 m2. The building requires
refurbishing works including but not limited to the following areas: changing facilities, toilets, restaurant and bar, gym, reception, multipurpose areas, events’ space, storage, plant
rooms, outdoor terraces, and modular outdoor tents. Outdoor works The project comprises an overall outdoor area of approximately 50.000 m2, though the works only affect a reduced area
within the site. The outdoor works mainly consist of hard and soft landscaping, introducing new paved areas and terraces, as well as refurbishing existing ones, installation of external
shadowing systems (tensile, light structure, etc.), fences, installation of external modular prefabricated tents and potentially some minor earthworks. For both indoor and outdoor works,
the project includes the intervention on M&E and services in general as well as the required structural elements. Vendor requirements: The Vendor (main/prime contractor) shall have
highly experienced and qualified personnel in terms of managers, planners, health and safety auditors, engineers, and technicians, as well as relevant, appropriate, modern, and advanced
tools and machinery to provide UNON with high-quality building and equipment installations in compliance with the highest quality standards, the current international regulations and
UNON"s requirements. The Vendor shall demonstrate to have the flexibility and the required financial funds to speedily mobilise the resources necessary to complete each phase of the works
to meet the specific timeframes of each one, at the expected level of quality. Each phase will have a particular timeframe depending on the scope of the works and other restrictions such
as other continued activities. The vendor shall also demonstrate to have previous experiences in refurbishment, remodelling, renovation and fitting-out as well as new build of similar
complex projects. The site will still be active during the works, meaning that some of the activities that currently take place in the Recreational Centre will remain within the premises.
Therefore, it is highly important that the Vendor does not interfere with these activities and that the Plan of Works reflects and adheres to this requirement. Due to the
multidisciplinary nature of the requirement, a consortium of contractors or single general contractors are encouraged to express interest. Also, general contractors with long standing
contractual or construction affiliation with experienced specialist subcontractors are encouraged to express interest. In a consortium, the principal/prime contractor shall have core
competence in building construction with extensive experience in major/ complex renovations and fit out works. Summary of works: - Refurbishment, renovations, remodelling and fit-out of
the building of approximately 1978 m2 and its close surroundings. This will include the necessary modifications to existing structure, strip out, minor demolitions and the fit-out of all
new partitions and internal new structures including wet areas, cubicles, wall, and base units. - Extension of the stand-alone pavilion. - Extension in the upper and lower floors of the
main building. - Demolition of stand-alone pavilion layout, keeping the structure, the façade (partially) and the roof. New layout to be built: - Upper floor light refurbishment,
including the demolition of some partitions and installation of movable / foldable partitions. General finishes and upgrade of equipment. - Relocation of the restaurant counter into the
current kitchen area. - Full refurbishment of the changing facilities in the semi-basement 01 and 02 and additional changing areas in the semi-basement 02. - Demolition of the staff
changing facilities in the semi-basement 01, extension of the bar kitchen area. New changing facilities for staff in one of the extended areas: - New layout adjacent to the changing
facilities at the semi-basement 01 level. - Replacement of external openings fully or partially. - Execution of external civil and landscape works. - Throughout the whole building and
outdoor interventions, all the M&E required upgrades and adaptation to new layouts. - Throughout the whole building and outdoor interventions, the structural elements that might be
required for the building extensions. - Provision of indoor and outdoor furniture. - Building and set-up of new ICT requirements with Electro-Mechanical and ICT installations. -
Installation of structured cabling (fibre, UTP, RF etc) for the building with physical links to Data Centres elsewhere. - Installation and commissioning of the new electrical, lighting,
plumbing and HVAC equipment as required. - Installation of the required outdoor and indoor doors and windows, joinery and finishings as per the architectural design. - Installation of
sustainable technologies such as Photo voltaic panels and solar water heaters - Dismantling of the current Photo voltaic panels. - Installation of outdoors shadowing systems such as
tensile, pergolas or light structures. - Retrofit of the existing shadowing tensile structure in the upper terrace. - Installation of prefabricated modular tents including the additional
structural works that might be required as well as bringing to the tents and completing all the M&E and general services. - Accessibility upgrades including the possible installation
of passenger lifts and passenger-elevating devices. - Coordination and installation of furniture, ICT, Public Address systems, security, and safety equipment. - Provision of as-built
drawings in electronic (AutoCAD and Revit compatible) format. - Additional details, specifications and scope of works shall be provided in the tender document to be issued subsequent to
this EOI. - Coordination with other parties developing other civil works within the site such as roads, pathways, and carpark areas. The premises will become a prime location for events
which translates into an expectation for a high quality in the labour in general and specially in the finishes.
